Brokerplan secures property client a £1.1 million development deal

Network Partner Chris Cullen, of Lunaria Finance, acquired a loan for the client via UK-based lender Affirmative Finance.

The property development deal is based in Saltburn and was made possible through Chris’ hard work on behalf of the client. The client had attempted to obtain a loan through their usual broker, but the broker was unable to secure a deal this time around. Having previously received a direct marketing communication from Chris, the client made contact to inquire as to whether he could help secure funding for the project.

Chris, a Network Partner at Brokerplan, sprung into action to help. For this specific development, the client had cordoned off a piece of land (previously held on the same title as the client’s private residence) and successfully secured planning permission for six detached residential properties. Though the client had experience in the property development process, this was their first solo undertaking.

Luckily, Chris was able to assist. After proposing the client’s requirements to four lenders, Chris chose to move forwards with Affirmative Finance, a lender that specialises in short-term bridging and property development finance. Thanks to pre-existing documentation from previous financial applications, the rest of the process was smooth.

The client was delighted with the work that Chris completed on their behalf, and is now looking forward to partnering with Brokerplan on future development projects, generating more opportunities and income for all parties.
