Emerging Property provide investment consultancy services within two of the UK's highest yielding sectors, student accommodation and serviced apartments. The company prides itself on providing high levels of income to investors, with a secure 8-12% NET yield, over a 10-year fixed income period.
The potential for income has been proven across 1,500 properties with over 25% of these purchased by repeat investment buyers. There are roughly 2,500 investors spread across the world, which own 21 property developments between them in the UK and in Florida. These properties are currently providing earnings of over £12 million each year.
Following the 10-year fixed income agreement period, investors will hold full legal ownership of their properties for up to 250 years. Once the 10-year period comes to an end, there are a number of available options. Most investors choose to sign a new contract with the developer to ensure further rental income, although it is also possible to hire a lettings agent to rent the property for you. If you prefer a more hands-on investment, you can even let out the apartment yourself.

Training and support
The company take care of all property research requirements and on-going management, so there is very little training required. Emerging Property work with their developer partner to carry out extensive market research, which helps them to establish which locations are in need of new developments. This guarantees all developments are only built in areas where there is an urgent-long term requirement for student accommodation or serviced apartments.
The investor will be guided through each year with accurate income figures, but Emerging Property take care of all day to day onsite management, marketing and renting of properties. After the contracts are exchanged, the investors have nothing more to do or pay for the remainder of the contracted term.
If an investor decides to sell their property, Emerging Property will guide them through the process. In the past, properties have benefitted from a high re-sale value, with capital growth of up to 40%.
